Regeneration mod on my server is giving me rendering problems 1.16.5

So, i am on 1.16.5
I am using Forge-1.16.5-36.1.0 for my server
i even switched to the latest version for testing, still the same problem.
Apparently my game is not rendering the chunks properly when i'm close to my friend. And vice-versa with him.
If i go away from my friend, the chunks are rendering perfectly again, if i come back to him, our chunks won't render at all
And only on a server, the singleplayer works perfectly.
I saw one error in the console that is probably related to that. Since it's the only one i found, it happens when a player joins the game :
[Netty Server IO #1/ERROR] [minecraft/ArgumentTypes]: Could not serialize me.suff.mc.regen.common.commands.arguments.TraitsArgumentType@76eccce4 (class me.suff.mc.regen.common.commands.arguments.TraitsArgumentType) - will not be sent to client!
And no i am not using optifine, the only mod inside the files is the regeneration mod. If i take it off, it goes back to normal.
The error you have presented me with is to do with commands. This error happens because I don't tell the client about anything to do with these command arguments. It is an ignorable error for players and does not affect gameplay.
The chunk rendering is odd, as I have not had any other people report this issue. Saying that I do not know what "not rendering properly" means, I will need you to supply screenshots of the issue, much like a painter needs to know what walls he is painting.
I will also need you to attach a full server log. In order to obtain one of these, when the issue occurs, shutdown the server and submit the file latest.log by attaching it to the issue in the comments. Please do not copy-paste the contents of the log into the comments.
I would advise showing the chunks not rendering correctly so I can see what you are referring to. If I can't then you should submit the log files.
Please also give a modlist of what mods you are playing on the server alongside Regeneration as there may be a unknown incompatibility.
There you go, on the screenshot, the chunks are loading veeeewy slowly, but only when a friend is next to me, and the same thing is happening to him. That's pretty much what happens, i can walk on the blocks, if i break one, the chunk will appear, but moving one chunk per one chunk is a bit time consuming i think.
I don't do anything with chunks so this baffles me. I'll need those log files I mentioned, but usually when I see this kinda thing, the server view distance is low or the server hardware isn't good
I added them on top of the screenshot, forgot to mention directly sorry.
I also tried changing the server view distance, to lower and even higher distances, same thing. It's usually at 10 chunks.
And i host my server on my own computer, it's powerful enough. Maybe my components are not doing something correctly ?
When i take off the mod and go back to no mods at all, just the forge server alone, it works fine.
I have an account, but my friend is too lazy to buy one, i yell at him most of the time about that.
This mod requires the use of a bought Minecraft account to function correctly, else you're going to be worrying about data loss instead of slow chunk loading. As that's how I save data, via the users uuid.
I'd recommend trying to host the mod on a actual server over the PC that you're actually going to be playing on. I will run some tests in my server tomorrow and see if I run into this. If I don't, I can only assume the issue stems from your setup
Well alright, i think that would be a logical explaination, i guess i'll have to yell at him even more about buying an account. To see if that would fix the problem.
Honestly i don't think that would be my computer, but i am not an expert, so i'll take any answers i can.
